Overview

Crossmuller (a Borg company) worked closely with Bay Timber to deliver a 5500m2 warehouse that will be home to their timer and truss manufacturing facility. This scope of works included parking, hardstand, landscaping, automation, fire protection and new kiosk. In addition, the facility incorporates a 750sqm office fit out with a lift for disability access. With earthworks commencing approximately 9 months ago, the team was able to deliver this project on time and budget.

The Challenge

The project was close to the water table and had its challenges with poor ground conditions. During this period we had two months of heavy rain fall, which made the earthworks difficult. Our solution focused team managed to adapt and overcome safely and efficiently allowing the project to progress and deliver on schedule.

The Solution

With the support of Crossmuller’s growing professional network and Borg subsidiaries, the complex build issues faced on the project were able to be controlled internally with minimal impact to the timeline. Our internal design and drafting team were able to accommodate client requests for structural changes in a timely manner. The process involved updating 3D Models for review, updating drawings, issuing to our steel manufacturing division for fabrication and painting followed by transportation to site by Borg Fleet Management. Crossmuller’s structural team were then able to retro fit the modifications as per client request.

Capabilities and Benefits

This large-scale project has allowed Crossmuller to use almost all of their capabilities, including Construction, Automation, Manufacturing and Systems Integration. Our Construction team carried out not only the civil and structural steel erection as well as installing the sprinkler and fire protection, but also the landscaping and office design and fit out. Crossmuller’s Systems Integration team were instrumental in the planning and design if the of the equipment to maximise the flow through the L shaped building assisting in efficiency and waste management.

A huge benefit of commissioning Crossmuller for Bay Timbers was they had one company handling almost every aspect of the project from start to finish, minimizing downtime and increasing efficiency with clear communication.
